
How to Plan Commercial Wiring for a Safer Fitout

A commercial fitout can look finished long before the electrical work is truly resolved. The lights may be in, walls may be painted, and workstations may be delivered, but poorly planned power, data and switching will quickly show up as overloaded circuits, extension leads, costly alterations and frustrated staff. Knowing how to plan commercial wiring early gives your project a safer, cleaner and more practical result.
Commercial wiring is not simply a matter of adding more power points. It needs to support how the premises will operate on day one, account for the equipment arriving later, and comply with Australian electrical requirements. The right plan also keeps electrical work coordinated with ceilings, joinery, plumbing, air conditioning and any underground services outside the building.
Start with how the space will actually be used
The electrical plan should follow the operational plan, not the other way around. Before cable routes or power point locations are marked, walk through the space and identify what happens in each area.
A café, for example, may need dedicated supply for refrigeration, cooking equipment, a dishwasher, coffee machines, point-of-sale equipment and external signage. A workshop may need three-phase machinery, welding outlets, task lighting and clear emergency isolation. An office might have modest equipment loads but require far more data, charging points, meeting-room connections and flexible workstation power than expected.
Ask practical questions early. Where will people sit, stand and work? What equipment will run continuously? Which appliances draw high loads? What needs to be accessible for cleaning, maintenance or emergency shut-off? If a tenant changes in two years, will the layout need to move?
This stage is where a good electrical contractor can save a client from making expensive assumptions. A plan based only on a floorplan often misses the equipment and work habits that matter most.
Build a proper load plan before selecting circuits
Every commercial wiring design starts with calculating expected electrical demand. This determines whether the existing supply and switchboard can handle the fitout, whether additional circuits are needed, and whether a three-phase upgrade should be considered.
It is not enough to add up the rating plate figures from every appliance. Electrical demand needs to account for what can operate at the same time, the type of equipment involved, starting loads for motors, and reasonable allowance for future use. A commercial kitchen, medical room, retail tenancy and warehouse all have different demand profiles.
Dedicated circuits are usually needed for higher-load or critical equipment. Refrigeration, hot water units, HVAC equipment, commercial kitchen appliances, server equipment and machinery should not be competing with general-use outlets. Separating these loads also makes fault finding and maintenance far easier later on.
If the current switchboard is crowded, outdated or lacks capacity, forcing a new fitout onto it is false economy. A switchboard upgrade can provide the room, protection and labelling needed for a safe installation built to last. The final design must be completed by a licensed electrician and comply with applicable standards, including AS/NZS 3000.
Allow for what comes next
A fitout that only meets today's minimum needs can become restrictive very quickly. Allowing spare switchboard ways, sensible cable pathways and capacity for additional circuits gives the business options without reopening walls or disrupting trade.
Future allowance might include another workstation bank, a larger cool room, electric vehicle charging, security upgrades, more signage, solar integration or a new piece of plant. The exact allowance depends on the lease term, business growth plans and budget, but it should be discussed rather than left to chance.
Plan commercial wiring around the building services
Electrical work shares space with nearly every other trade. Ceiling voids fill up fast with ductwork, fire services, plumbing and cable trays. Under slabs and external areas, electrical conduits may need to sit alongside water, communications, drainage and stormwater services.
The best time to resolve these clashes is before construction starts. Coordinate the electrical layout with reflected ceiling plans, joinery drawings, equipment schedules and site levels. That means confirming where cable trays can run, where penetrations are required, and whether outlets will be wall-mounted, floor-mounted or fed from ceiling poles.
For sites requiring external power, lighting, gate motors, pumps or outbuilding supplies, underground electrical planning deserves the same attention. Trench depth, conduit type, service separation, warning tape, draw points and reinstatement all need to be considered. On the Coffs Coast and Mid North Coast, site conditions can vary from tight access and established landscaping to rocky ground and wet areas, so the trenching method should suit the actual site.
Using a contractor with both electrical and excavation capability can reduce handover delays between trades. One team can set out the route, excavate accurately, install the conduit and coordinate the electrical service run, rather than leaving critical details between separate scopes.
Put power where people and equipment need it
Power point placement is one of the most visible signs of good or poor planning. Too few outlets leads to double adaptors and extension leads. Outlets hidden behind fixed joinery, displays or appliances are not much better.
Map each room at working height, not just from a drawing. In an office, consider desk layouts, monitors, chargers, printers, meeting screens and cleaning equipment. In retail, account for counters, EFTPOS terminals, display lighting, stockroom equipment and seasonal layouts. In a workshop, consider portable tools, fixed machinery, compressed-air equipment and safe cable clearance around work areas.
Floor boxes can work well in open-plan offices and retail spaces, but they need early coordination with slab work, floor finishes and furniture placement. Wall outlets are easier to alter later, while overhead supply may suit benches, workstations or equipment positioned away from walls. There is no single best option. The right choice comes down to layout flexibility, cleaning requirements, access and the likelihood of future changes.
Do not treat lighting as an afterthought
Lighting affects safety, productivity, presentation and operating costs. A commercial lighting plan should match the task being performed, not simply fill the ceiling with fittings at even spacing.
Bright, even light may suit workshops and service counters. Retail displays often benefit from layered lighting that draws attention to products without creating glare. Offices need comfortable, controlled light at desks and meeting areas. External paths, entrances and car parks need practical lighting that improves visibility without creating unnecessary spill into neighbouring properties.
Include switching zones and controls in the plan. Staff should be able to control the right areas without walking across the premises, and sensors or timers may be useful in low-traffic spaces. Emergency and exit lighting must also be considered from the outset, not squeezed into the last available ceiling positions.
Include data, security and communications from the start
Modern commercial premises rely on far more than 230V power. Internet equipment, Wi-Fi access points, EFTPOS terminals, CCTV, access control, alarms, audio systems and screens all need locations, cable routes and power arrangements.
These systems are easier and neater to install when they are planned with the electrical work. A ceiling-mounted Wi-Fi point needs a route and appropriate connection. CCTV needs the right coverage, cable pathway and mounting position. A comms cabinet needs ventilation, access, power and a sensible location away from moisture and unnecessary heat.
Keep electrical and communications requirements coordinated while maintaining the required separation and installation methods. It avoids the all-too-common result of surface-mounted conduits and temporary leads appearing after the walls and ceilings are complete.
Get approvals, access and staging right
Commercial sites often have constraints that affect electrical planning as much as the design itself. A live tenancy may only allow shutdowns after hours. A shopping centre, strata property or industrial complex may have specific approval processes. Older buildings can reveal undocumented services, limited switchboard capacity or materials that need specialist handling.
Build these risks into the programme and budget. Confirm who controls the main supply, what shutdown windows are available, whether metering changes are required, and how access will work for plant, deliveries and trenching. Clear staging can keep a business operating while sections of the fitout are completed safely.
Before work begins, make sure the scope identifies the equipment being supplied, circuit responsibilities, switchboard changes, testing requirements and handover documents. Clear labelling, test results and practical instructions for the client are part of a professional job, not an optional extra.
A well-planned electrical installation should feel simple once the doors open. Lights work where they should, equipment has the supply it needs, cable routes stay out of sight, and there is room to adapt as the business grows.
